Rue Wenceslas 1er, developed by PWRE, is a compact, high‑quality contribution to the wider Nei Hollerich urbanisation. Located between Rue de Hollerich and Rue Wenceslas 1er, the scheme comprises two buildings: a four‑sided mixed‑use block (residential, offices, retail) and a 13‑storey triangular office tower forming the new neighbourhood gateway. The project benefits from approved PAP (Sept 2023) and a signed execution convention (July 2025).

The project provides robust office capacity: up to 22.300 m² SCB in the office buildings, complemented by street‑facing retail at ground level to animate the public realm. The triangular tower creates a clear address and landmark for companies seeking visibility close to Gare and tram links. The reduced retail footprint in favour of tertiary uses supports a dynamic daytime economy and diversified tenancy mix.

Mobility and urban integration

Designed as a connective urban element, Rue Wenceslas 1er establishes a direct artery between the tram boulevard and the station quarter, shortening pedestrian routes to Gare and improving multimodal access. The infrastructure package - access between Nei Hollerich and the ‘Cité de sécurité social’ is committed under the execution project.
